This PM company is clearly out of their depth even though they told me last month that they had hired more staff and were making improvements to their processes.

For multifamily deals, positive cash flow often comes from finding under-market rents where you can add value through light improvements or operational efficiencies.

It is my belief your current situation is not a bad position (it is a goid position that will improve with time).

At my point in life everything I own is both a cash flow superstar and appreciating nicely, because I'm invested in growing, popular areas.If I was just starting off now, I'd probably be aiming for value-add in good areas where I could either live there while improving the unit(s) - ie a duplex, triplex - or where I could trade sweat equity for profit, or both.
