It's going to be more expensive if I have to get someone different, then I have to file to get an inspection and all that - it's basically a bunch of unnecessary BS. 

If you're not in compliance, you won't be lending long considering the fines that can be imposed, you'll be broke!

For planning, i've found the following to be decent planning factors:  10% property management fees, 10% potential repair and maintenance expenses, plus any excise taxes your area imposes and condo/association fees. 

Moreover, their failure to respond to guest reviews without the owner's intervention adds an unnecessary burden to property management.Their supposed 90-day stay requirement is another hurdle.

The problem is not only that existing tenants suffer, but that local government will be pressured to pass legislation that will be extreme and engulf well run parks into spending unnecessary expense and complying with rules designed to provide residents with services they don’t want.  

What you are proposing is completely unnecessary. 

You do not want to expose yourself to the unnecessary (and endless) liability of hiring unlicensed workers for what you're describing as full home renovations.

I just choose not to buy unnecessary products I feel like are price gouging. 

This comment is very true, I expected to close already but I'm doing a major rehab, and their communication of their requirements has been poor and resulted in a lot of unnecessary delays.
