I just started hunting in that area myself and there've been a few potential deals. 

Know what kind of tenant mix you want before you start your hunt. 

Don't agree to pay contractors (even if they are your husband's hunting buddies hourly) and stick to the plan.

I don't know if it is really worth getting more doors for me but I am always in the hunt for a good deal.

I personally wouldn't want to purchase bad assets, even if favorable creative financing was offered and I am confident I can accomplish more buying assets in a more traditional transaction than hunting down the unicorns.
