There is a lot of smoke, mirrors and gray areas and most tax advisors have no clue when it comes to 1031 exchanges because they do not see very many of them.

People call it a gray area and I can't agree anymore.

Well vacman, IMO that's the difference between a noobie and someone (like me) with a fair amount of gray hair, much of it caused by REI.
