Current house hold income is 140-180k/yr with minimal debt besides primary mortgage. 

You need to make a connection with each household and communicate clearly what they can expect during the transition to new ownership.

Some properties are purpose-built for income restricted residents which could include everything from voucher tenants to folks paying the freight themselves but meeting specific household income limits. 

You'll want to look at your local housing ordinances because they may have limitations on the number of non-related tenants that can occupy one household.
