My goal for this deal is to purchase a cash-flowing multi family property to buy and hold.

If he’s able to rent out the property in Tacoma either STR or MTR (military bases have great tenants) to hold it long term as long as it cashflows enough.

As a MTR property manager myself I wouldn't feel comfortable handing off my properties that I manage for my clients to someone else who is going to do the same thing.
