Without tenants it's easier to show the property and the condition can look better than if tenants have their stuff everywhere.

We're able to find similar stuff that you'd get on the MLS but at a discounted price.

I think I misquoted the phraseBut again thank you for your insight, my end goal is to own a property and everyone that says own a property first then do all the other stuff that is my preference, but given the market where I'm at, I want to take some informed chances.

Take all their stuff and put it outside the garage and make sure they dont get back in.

They are durable, but catch hair and dog fur more than the Bassets.I would avoid faux leather.

Just my humble opinion, but I would stop all the co-hosting/arbitrage stuff and just focus 100% on getting yourself to buy a property....any good property. 

Sometimes escrow actually misses stuff.
