Hey @Trevor Scheumann, The biggest thing to look for when visiting a new potential market is going to be to network with boots on the ground, namely property managers, highly recommended realtors and maybe a few contractors if they come from trusted sources.

But the neighbors told me when they built their house from ground 6 years ago, there was no issues for any building materials or trucks going through the alley. 3. the house is in historic district of Charlotte, meaning there are quite some restrictions on the exterior renovation. 

Then you would have to pursue all your back-rent through small claims court starting in March of 2021 but the tenant basically has a full year after the moratorium ends to pay it back, if they pay it back.I'm talking to my property manager and having the property manager's eviction attorney look into a possible eviction in September due to the fact that the tenant re-keyed the locks which is a direct violation of my lease agreement, and thereby is automatic grounds for termination / eviction.

I know there are successful investors there.I have a couple of great realtor/investors that work that market hard if you need great boots on the ground. 

Looking to build a boots on the ground team that can really guide me in the right direction and be my eyes and ears.

This was a little labor intensive but worked to get the relationship off the ground.  

Find your boots on the ground and assemble a good team.

I started my OOS HML  career in Detroit and that was 2002 and WOW coming from our area what an education I got.. my clients that were doing turnkey at the time and all the buyers were out of state ( basically LA based) the local on the ground operator was very good he had all sorts of tricks to try to keep the houses safe.. the one i really liked was painting the copper pipes grey so thieves would not steal them..
