Decide in an area of expertise and where you have an unfair advantage. 

Maybe if rates drop a bit and the market improves they can either try to refi again to pay us back or original investment or try selling later down the line. totally regret doing real estate at all - this is out of my expertise and I’m paying the price

Some investors do both, using their real estate holdings to fund business acquisitions or vice versa.Ultimately, it’s about aligning the strategy with your expertise, risk tolerance, and lifestyle goals.

Anyone with the expertise that can help me out with this situation?  

According to the IRS the vehicle needs to be used for 50% for business and needs to be "ordinary" and "necessary".Anybody who can give their expertise I would appreciate it.Thanks!
