I also would note that the renovations completed upgrade the home: Recessed lighting, granite counter tops, new cabinets, new toilets for the entire house, new flooring for the whole main level.

You will have great signal through out and your student tenants will appreciate it more than say, granite countertops.

A good chunk of items will have to be estimate/not exact because they don’t know what cabinets, flooring, light fixtures you’re using so there’s now way to be penny-precise on that but they should have some pretty good estimates as to what granite countertops, flooring, cabinets are going to cost you.

You could add some border of rocks or metal edging and use crushed granite for the walk.
