Figure out a method and process to pay as much as you can while making a good profit for your efforts and risk.

Note i put forth effort in an attempt to maintain a leveraged position   With the recent rate hikes, my equity position has never been higher which i consider undesired (but teading 3% rates for over 6% rates is more undesired).  

Everything changed for me when I picked up my first book.One of the most powerful lessons I’ve learned is the value of compound effort.

I am putting due diligence and know that we have an outsized impact if we band together in a coordinated efforts. 

There's no point in putting in so much time and effort for the minimal monthly cashflow of a BRRR property.

I’m not saying this is perfect… but if you can find a home like this one for $600k that could work long term, trust me, with a little effort and patience, you can find even a better one off market or make this one work.

I have seen a few house flips where I could tell there was no effort in thinking about the functionality of the space and how that affects their sale. 

@Sam Epperson We are also focusing on distressed sellers and focusing our efforts there.

He *seems* to be making an effort to square people away and talks all sincere, but everything we've seen to this point I won't trust a word of it until my balance in full is wired into our checking account.
