I'm of course bias, but I chose Reno because of it's proximity to CA, no state income tax, stable job growth, population growth, land constraints (constricted supply), proximity to Lake Tahoe, etc.

I am biased but I truly believe in getting help it is not for everyone and many people are just fine DIY and this applies to all kinds of areas of expertise.   

I'm bias, but renting by the room is a VERY powerful strategy, especially in todays environment. 

I do not see any sociology, psychology, anthropology, gender studies, etc. majors in the real estate field.

I'm bias, but house hacking is the absolute best way to get started in my opinion.

For these reasons we're bias on the cash-flow buy and hold strategy.
