Any tips, tricks, or best practices you wish you knew when starting out?

Reassess your path and timing, if its truly the ONLY thing you want to do in life, then get a job working for a commercial developer or an investor who buys frequently.

So I'm sure most of us have an instagram (or FB) account and have come across coaches like Thach Nguyen and Jake Leicht showing how they used real estate methods (flipping, brrrrr, etc) to make loads of money and promising to show you all their tricks if you just pay them $5000+ for their content. 

When working on a project, like the basement finish project I'm just completing, I do refer to this book frequently. 

Also plan to sell your primary every 2 years if it has appreciated so you can maximize the up-to $250,000 tax-free profit while you are young and can move that frequently.

The trick is to price is right.

As a frequent Airbnb user, I personally wouldn’t choose a place just because an influencer recommended it.If you’re compensating in perks, that might work, but if I were in your shoes, I wouldn’t spend my hard-earned money that way.
