Looks like the money goes to the Escrow Company so no loss but the seller has to sign to release it. and if the seller thinks they were lied to by the wholesaler ( very common) they will not sign.. and the money is stuck too small to litigate over and if not resolved the title company will file an interpleader with the court and send the money there.

Guillaume I would not make too many LLCs unless you are aggressively buying property since you have to file taxes on every LLC.

If they claim not to have seen your offer you file a complaint with the local board of realtors and also with the state's real estate commission. 

I also tried biggerpockets/wheretostart, but for some reason the .xls would constantly keep opening skype files.

You need to set a deadline for them to correct the issue, then follow up with an inspection or other method to confirm compliance.

Hello BP Community,Does anyone know how to file a Quit Claim Deed in Northern California, Alameda County specifically?

They take weeks reviewing things and won't call you or tell you when they have reviewed things so you are constantly calling and then waiting for them to find your file.

From my understanding they filed for Chapter 11, that would protect them from any creditor action, any foreclosure, etc.

LLCs require additional filing fees and tax returns and just complicate things.
