I have built a few modular single family homes in Virginia using different manufactures. 

As I dive into all the different paths I can take (single family vs multi-family, short term vs long term, cash flow vs appreciation, local vs out of state, etc..) my mind is scrambling and I've ended up doing nothing at all.I'm looking to join a mastermind that meets consistently and can really motivate one another to take our businesses to the next level. 

Good point - At least in FL, since I am licensed I can pay to the other agent's broker legally.We pay the same regardless if it is an RE agent or not, i.e. we pay that same rate to friends, family, current clients, vendors, etc.

Given your house-hacking strategy and lower monthly income, using an FHA (3.5%) or Conventional (5%) loan on a duplex, triplex, or a single-family home with extra rooms is a great way to start.
