The cost to "convert" is  therefore quite low when compared to a typical conversion deal, therefore most of the reno $ will be spent on exterior remodel (façade, roof, security fence, etc.) and more superficial upgrades. 

One major reason is that a lot of people care what other people think about them and they use their possessions to create a facade they present to the outside world.

Percent of units owned by a single entity is something else to watch out for, lifespan of major building systems, elevators, roof, boiler, facade, etc.

@Adam CraigI think you could add some plants towards the line of the brick wall, also by adding some decorative lighting at the brick wall (in the middle between windows) as well as a lamp where the door is the facade would look instantly much better.

Also, if there are only cracks in drywall ( nothing noticeable in brick facade, etc.) would you ever consider just cutting out the bad section of drywall and replacing and not concerning yourself with pursuing structure issues any further?

You can try to change the windows on the street facade which is a very expensive endevour (approx. $800 - $2500 per unit).

(Sadly, Elon was more interested in the Twittersphere.)The way laws are written/enforced; it's almost impossible to prosecute and convict competent white-collar criminality, as the smart crooks have found all manner of ways of creating quasi-legitimate facades/presentations that play on people's gullibility and "greed"....this ethos permeates all sectors.

We will also selectively tune the windows to the exposure of the facade of the building in which they will be installed.  

What we are doing is building 2 houses next to each other with similar floor plans, but one will have a more modern facade and finishes with the other being more traditional.

There is no way to clean facade withowt pressure washer or remove some stains off the carpet with regular hoover.
