If you want to JV your wholesale deals you want to do it with someone you know, like, and trust over time and have met in person.There’s nothing more wasteful and inefficient (in the private sector) than financial intermediaries engaging in a “daisy chain” to try to close “undoable” deals.

My approach doesn't require any special expertise in trades to make the estimates only that you are honest with yourself about your estimates.

Gradually transition to larger, higher-end projects as you gain confidence and expertise, balancing risk and reward.

I think it can be profitable for seasoned real estate investors who have both the time and expertise to make sure their rehab project stays on budget, but I definitely wouldn’t recommend biting off more you can chew and doing BRRRR for your first deal.
