While most who post about asset protection on BiggerPockets are focused on how to remain anonymous and how to prepare for conflict and liability, the billionaires are out there proactively preventing the liability events from occurring in the first place.

Perhaps you could share your LinkedIn profile showing your business background, or even photos of yourself at land investing meetups or events you've attended as an independent investor?

According to Jerryll's ad, he was a speaker at BPCON 2021 meaning Bigger Pockets invited Jerryll to present at the huge BPCON event last year.

I know its not what you intended when you made the investment, but holding on if the neighborhood is as bad as you described and doesn't project to have any appreciation events forthcoming is no better.

You can only play games for so long.Chances are your next door neighbor is an IRS agent and turns you in when your tenants blocks their drive or some other random event disturbing your IRS neighbor.ADU catches fire and your insurance won't cover you, because it was an illegal and unpermitted structure.The city inspector told the last guy not to build or rent it, and is now pissed and wants to make an example of you and just red tags the whole property and no one can occupy for the next 1-2-3 years while you wait for a hearing.Then when you get the hearing, "staff" recommends you tear the whole structure down, and if you still want an ADU, you can apply for a permit and rebuild it.Your tenant quits paying rent and won't move out and you can't evict them, because there is no valid lease and they're just your "roommate".Probably a dozen other bad things can happen to you when you do stuff like this. 

Instead, there should be dollar amounts assigned to specific events, i.e. demolition complete with full haul off, floors broom cleaned, no nails left in studs or subfloors $1,500.Plumbing rough in complete and rough in inspection passed: $4000Final plumbing completed $5000I am clearly making up dollar amounts, but look for these types of bids on large projects.
