The tenant having renters insurance (that does not have a dog bite / dog breed exclusion) is your first line of defense against this situation.Having the property manager named as additional insured on the renters policy brings that layer of protection from the renters policy over to the property manager.BUT... if you as property manager do not enforce the tenant having a renters policy (without dog bite / dog breed exclusions) it opens the property owner up to a lawsuit from a dog bite as well as your property management company.

Cities that require each:Soils reports ($6-7K for report & required work): Carlsbad, Chula Vista, Encinitas, La Mesa, National City, San Marcos, VistaStorm water management ($5-7K): Del Mar, Encinitas, VistaBuilding Verification Survey ($3-8K): Del Mar, Oceanside, San MarcosUtility upgrades are also a very important consideration, and City of SD in particular is enforcing more requirements than they have in the past, e.g. water fixture counts and requiring ROW work to upgrade.

We went with the higher 4.5% rate BECAUSE we were able to negotiate (1) no personal guarantee and (2) one time allowable deed transfer without enforcing acceleration clause.
