We use a third party servicer to do all of this - much easier and when starting just tracked payments in wuickbooks as servicer tracked everything else 

Everyone knows who the new person is and the goal is always to mess with them and test them and try to get them to spend their money on the junk so we can get the good ones. 

Not the case.Just like everything else, there are always different quality of Section 8 tenants.  

Brand new everything else, including septic system too.

If there's anyone else from my neck of the woods, I'm wide open to learning how to navigate this niche.

Better to keep rent 5-10% below market, but keep a tenant long-term.If you can handle all this, you MIGHT be ready to be a real estate mogul.Otherwise, you may want to get out of your own way and hire a PMC to manage your property better.Let us know how this goes before you continue dreaming about anything else:)

There was a recent webinar, bottom line, it looks like Darryl Heller sold off many of the ATMs, didn't pay the people who put the cash in them, didn't pay the stores that have them on site, isn't providing information to David Zook's team that the court has ordered and is racking up something like $50k+ a day for not doing so...it is a complete mess and seems like there are only a fraction of the ATMs that might still be producing money but the company hired by Zook to get their hands around all of this is running into many roadblocks because Heller's team isn't providing info. 

does it impact class of the property assuming everything else equals?

Obviously the HOA is keeping values in this neighborhood down because an owner would have a mortgage plus another $715/mo for the HOA, which only covers use to a community center but nothing else.Besides holding costs, is there anything else I should be concerned with for a flip on a land lease?
