 (3 convention units +  3 ADUs) * 3 lots = 18 unitsIn general adding one ADU is not a good investment because there is no more expensive residential development than a single, small unit.  

Most contractors here in California will charge their hourly rate and possibly ad on a smaller charge if they need an assistant.  

This may provide low cash flow up front but it is a way of scaling if you are good at adding value and then trading up that value.

But I will be honest, the rentals I have been added the last 2 years here in DFW have negative cashflowed.

We all should understand that investing in real estate has inherent risk that can be REDUCED but not completely eliminated, like any other type of investment.

We have a 14-page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord.

I would consider adding loss of rents coverage.

There is Intel headquarters, Amazon, FB, Honda, Amazon, Nationwide, and recently Anduril is adding another 4k jobs to Columbus!
