Need something simple, elegant and easy to understand for taking an assumed set of properties, purchase price, cash needed, rehab or not, CoC return, and long term returns, short and long-term rentals.

If someone can figure out an elegant solution, $ can be made here.

My point - while the CSI data is elegantly constructed, it is indeed very limited in scope and does not represent what's happening in all markets.

You job is to find an elegant way to solve the problem(s) without incurring too much extra work, cost, time or legal exposure. 

What do you think of retexturing average walls and doing a more elegant imperfect texture throughout.

Added bonus: tile over a tub looks far more elegant and expensive than the acrylic rub and surrounds.

good luck, keep posting but most of all keep sharing, this is an optimal dilemma of epic proportion, that being said i tend to agree with just about everything mrs. nourse so elegantly laid out, it a tough issue no matter how you look at it, but at the end of the day you are in business to make a profit, and hopefully give away a portion to charity, and emphasis on just that "charity!"

The fear I have is PM not wanting to to mange it, or the city pops me for having an elegal build, because the second home is not permitted, so it won’t pass any financing.
