If they move soon, one month vacancy would eat away any savings of a hard "no" and it's wintertime (here) where vacancy is harder to fill...I'd at least discuss with the tenant and have someone do a bid to find out what it even costs for this home.

You are correct, however I was clarifying if the ask involved trying to figure out a persons’ citizenship like asking for a the person’s green card in addition to or in place of.

RE is a lot more active and involved, even if you hire a PM and a GC which BTW eats up your returns.

Now that I have the proven experience, and proven numbers of this working I want to leverage the experience I have in some way friends have recommended creating some form of course but I think I'm too green for that haha I need to buy a home for STR first before I contemplate that.

Now that I'm retired I "eat" some of the profits, but because I did this for so long while I was working my total leverage is about 25-30% with a bunch of properties free and clear.
