I just walked away from a deal where a duplex had 3 electrical panels and one had a giant fuse in it.

There was also a failing retaining wall in the rear of the property that completely blocked natural light form a handful of houses, and was technically on the property line and a shared responsibility.

I have one rental and actively looking to invest in another property, preferably a duplex in the Detroit area.

In my area if you are putting up interior walls permit is not required.

I’m currently selling my main house and wanted to house hack but the only multi family properties coming on the market are like $1.2 million for a duplex and it just doesn’t math :/ Home prices here have always seemed to be higher than most areas.

I have an up-down duplex a few blocks to the west in the Sheridan neighborhood - both units are 1+Den/1BA apartments.
