Often times, even the best database has stale data because they are reliant on the asset manager self-reporting (which doesn't always happen).

You apparently can download your leads to your own database so you don't lose them but do they lose your contact info?  

What database do you use to determine an economic anchor?

Are there websites I could post on, groups I could reach out to or would it be possible to work with a wholesaler that has a buyer’s database?

I'm working on building a database of felon friendly housing throughout the US and I was wondering if anyone here accepts felons.

There are now a few carriers who have package property products that you can 'somewhat' manage through an online database.

Then that will give you access to their data base of available properties and all the property info. 

Most agents, myself included, have large databases that we can mail out to with a pocket listing.

That said, not everyone is a good troubleshooter, that takes a certain logical mindset to take in all the aspects of the situation, filter it through your mental database, and come up with the answer.
