If they are able to remove the term it will be dependent on the loan underwriting requirements, not because they want to keep you as a banking customer.

Ironically, platforms designed for real estate (Zillow, Apartments.com, Rentler, etc.) produce very few tenants for me, compared to FB Marketplace (and I also find a lot of their functionality to be user un-friendly, from the landlord side). ...you'd think that platforms custom-made for real estate would make the process a snap for landlords, but it takes me a lot longer to post and manage rental listings on Zillow or Rentler than it did on Craigslist.

They offer interest-only loans, don't charge for appraisals unless the deal actually closes, and have great customer service (they actually close on time unlike some of the lenders my clients have chosen against my advice over the years who ask for my time for underwriting the day before closing).

If I were to go this route I would clearly identify each of these risks individually, understand how the Govt would potentially challenge each of them and then assess in your particular fact pattern how you would effectively rebut a challenge to each.

That's great that the bank who currently holds the note wants you on 20 year or 15 year amortization, they view you as a captive customer, they don't have to earn your business any more, as far as they are concerned.

For example, in AZ, SRP offers "net metering" as well as super low pricing if you are on the "customer generation plan", therefore if the system is dialed in to eliminate all on-peak usage using battery, the saving is huge comparing to choosing a different SRP plan or choosing a different system set up (such as solar panel only).
