However, it's definitely been tough to find solid deals that cash flow well as of late, at least on the long-term side I find it to be true, and counting on potential increased demand is a tough investing strategy. 

Even if we draw the line between East and West at Greenwich Village, pretty sure that Ireland and Bahamas would count.

Does anyone know what counts toward material participation?

In the listing, the house is a 3 bd / 2 ba so would we count the area we live in as another bedroom/ living space or would I’d using the bedroom rule for taxes, just say we rent out all the rooms, writing off 100% ?

Just have your contractor rent a dumpster and pay for the cost to trash it and dump it and count it against their depositTwo - holdover tenant, which is when they stay past their lease end date.

I wouldn't count on serious appreciation over the next 5 years or so.
