Yes I have answered this numerous times on other threads, but bullet points:1 - If you are considering a PM, now would be the time to hire as you can lean on them most likely.2 - Look for designers in the area.

If you focus on creating great spaces, you'll be able to generate strong returns with less worry.You seem to have a solid foundation—keep leaning into that.

I'd lean towards replacing as well.

My best advice would be to read through the contract carefully (builders usually have their own individual contract that's written for them and is leaning heavily in their favor).

But still, within a few weeks you should have someone applying who is qualified from my experience - which is in Florida, not New York… but all things being equal demand works similarly.If marketed correctly now, it tends to point to price sensitivity (too expensive) relative to other similar offerings,  or some other detractor as to location or convenience.   

We are leaning towards holding it and doing a refi to deploy capital on future projects.

Celebrate small wins, learn from each experience, and lean on your network for support.

To me, you have the comp down the street, and I would lean heavily on that. 

These are just a few basic things I'd look for.In reference to the agent, you definitely want to find the investor focused agents that does a lot of deals and lean on them for their expertise.
