I would be content to let that one remain by themself, but not the other one by themself.It will be awkward to tell them that, as they aren't renewing *together*, I am not renewing the lease as it is, but that I am offering it to just one of them. 

So don't know the content just know the process..

I realize there are better in investments, but we like Wildwood, NJ and would use it for 1 week during the summer and a weekend getaway during the off season.Current pricing appears to be $650-$850K for 3BR/2BA, 1,400 sq. ft. and ~$16K out of pocket costs ($5K yearly taxes, $10K condo fees covering wifi/cable, flood, sewer, trash, etc. and $600 for content insurance).

There are many second homes there, meaning homes where the owners are content with a crummy PM making them a little bit of STR money in their absence, so it can be a challenge to weed those comps out of your study.
