Since I am having my prospective tenants cover the cost I would prefer to have the lowest cost option that gives you the most bang for your buck, but at the same time I want to be sure that what I am paying for is reliable.

. -- and they find deals that could be good for all of them - and everyone is helping each otherI think BiggerPockets will be a potentially pretty reliable place - I know that there's different roles, "finders", "buyers", "sellers".... maybe I can just find deals, and connect people together, and get some kind of small finder's fee for it, or something.... ok so that first 10-20k is important to just be able to provide - when getting into this....

Like you said, every time you visit family, you can check in on the properties and now the trip is a tax write off (consult your CPA).

Since you're investing from a distance, I recommend interviewing multiple agents, lenders, property managers, contractors, and other professionals to build a strong and reliable team.

I've done the one on one thing for a while now but for a lot of reasons (timing, paperwork, reliability, etc.), it's not ideal.

The idea is to find a pocket or neighborhood that offers the right combination of estimated ROI and rental demand, giving a balance of cash flow and tenant demand.In my view, this approach provides a more reliable signal of demand than relying solely on pricing adjustments or short-term market trends.
