Well if you bought something at a 2 cap how much further cap rate compression are you going to bet on?

If there is that much cap compression perhaps it is not the time to develop a product that appears to have already reach market saturation

It's good news for existing assets, but makes it harder to win deals.I wouldn't be surprised that in the immediate future we will see more of a flattening of cap rates as the tertiary and secondary markets compress closer to the coastal markets.

Sorry for the confusion... the cost estimate of $2200 - $2500 includes the hot water tank, compression tank, reworking the gas supply line that was messed up, and replacing all of the other plumbing throughout the whole house which was also stolen.
