It's good news for existing assets, but makes it harder to win deals.I wouldn't be surprised that in the immediate future we will see more of a flattening of cap rates as the tertiary and secondary markets compress closer to the coastal markets.

It doesn't make sense to hold equity because interest rates rise.I like apartment buildings because unlike houses the value is tied into the income approach versus the comparable sales approach.When the markets rebound and rents rise the value of the apartment increases and also we will see cap rate compression when the market gets hotter.So you can grow equity at a faster rate.One of the down sides to commercial investing is short term finance loans versus residential which has longer term loans.

Sorry for the confusion... the cost estimate of $2200 - $2500 includes the hot water tank, compression tank, reworking the gas supply line that was messed up, and replacing all of the other plumbing throughout the whole house which was also stolen.
