Wholesaling in Canada is not really realistic due to the much different real estate, banking and investing climate up here.It is rarely successful statistically even in the US, less so up here.

@Bryce Sablotny it depends on the area for the returns you get, I'm not from IL but don't see myself ever investing there, they have higher taxes especially for a Midwest state plus all the maintenance costs that come with a cold climate.

Yeah, I agree, not just building equity right out the gate but the fact that your interest rate is protected in this climate for 15 years is very valuable.

I've spent a lot of time in beach houses and houses in generally humid climates, and they never have a mold problem any more than any other house unless there is a leak somewhere and/or no air circulation.The other thing is that lots of people jump right to mold when something is really just mildew like can happen in a bathroom that isn't cleaned often.

My understanding is they are very efficient in moderate climates but in areas where you have extreme temps, they may not be as effective as you want.

Long story short, I'm drawn to a few of the MSAs in North Carolina for a number of reasons: population growth, job growth, climate, taxes, lower acquisition costs, and I'm a Jersey boy so I like the East Coast.

I've been looking into various approaches but have the same problem you see -- there isn't much available in the area, and much of what is available is overpriced.For me, I've ruled out buying anything in Seattle proper until such time as the political climate stabilizes a little bit, but I would be happy to find something in a nearby municipality.
