If you are having an insurance inspection done, they'll most likely just walk the outside of the property so clean up any obvious things like trip hazards, broken roof shingles/tiles etc.

The 5year old floor was 50 cents on clearance and we went ahead and put it in the bathroom over original tile and it is peaked in front of the tub but even there it doesn’t look too bad.

A house that needs 2000sf of tile ripped out and replaced isn’t worth as much as house with bad carpet which isn’t worth as much as one with good tile

I am rehabbing a home where it's a full interior repaint (skim, mud, texture, paint) with half the walls with 1970s wallpaper, paint all trims and cabinets, refinish countertop, replace tub and tub surround, tile kitchen/bathroom, LVP in the main bedroom, and replace all light fixtures for 9K on a 1100 sqft home.

Of course there are other factors such as age... if it was constructed with clay or cast iron tile then most likely tree roots have destroyed it, vacant or not.

I raised the lowered ceiling, leveled the sloping floor, added under the floor heating, a soaking tub and separate shower as well as high quality quartz tiling and glass shower with brass fixtures and double sink.
