My wife and I come from a manufacturing leadership and project management background. 

Not only for the census ending in 2020 but also the projected population from 2020 to 2025.I agree that population increase is important and should be factored in when analyzing a property. 

We're not aware of anyone that's made a purchase from them work in over 3 years:(Most of the incentives in Detroit are targeted to owners that will live in their home or developers targeting large projects.

Second, their website does not mention a single thing about COMPLETED projects.  

The land is on two tax lots so my plan is to sell the extra lot immediately after closing for a projected $275K.The property on the other lot will be a fix and flip with projected costs of $240K and an ARV of $750K.I plan to use a PML of 2 points and 12% APY for 70% of the total cost.

@Matthew Brown, I am not in this investment, but I would love to hear what drew you to it in the first place: how you heard of Fairway America, why you ultimately chose to invest with them and in this project?

Are there any strategies here to utilize bank funds for our project?

An easy flip at 7-10% return might be more lucrative than a larger project that takes longer and more chances for cost over runs. 

I am also a project manager and a architectural designer for a real estate developer in NYC.
