I'm making a healthy downpayment cash by doing a cash out refinance on three of my established properties that I know can cover the debt service handily.

Purchase price: $125,000 Cash invested: $120,000 First try at turning a single family home into a duplex while going through the permit process for the first time.

My underwriting would have this large negative cash flow for 7 years.I would do a thorough underwriting but want to show using quick math the issue so I will use the 50% rule.  

Like most places with growth though, it's hard to find properties to cash flow given interest rates etc. 

If maintaining cash flow is your primary objective, you might want to explore other options.

@Kevin Hintz It's property dependent, obviously, but last year, I sold one a street back from the beach that they're cash flowing.

I like to find owner finance deals and just finance the down payment for as many years as I can for cash flow.

I plan to utilize some cash, margin loan, 401k loan, and a HELOC as a down payment.My first house hack (now an out of state investment) has a Zestimate of $530K, and I have $266K left on the loan.
