Just paint and carpet is $6000-$7000 on a small home. 

The place is great. 2 brand new renovated bathrooms, brand new carpet, brand new paint, and brand new appliances!

I need new floors in my rental, can you recommend LVP\carpet business\installers?

I do home improvement projects over weekend for the past three years such as carpet to LVP, wooden duck to composite, game room to bedroom including working with city,  screened porch repair, custom closets, mudroom and some minor projects.

The existing carpeting is in horrible shape and desperately needs to be replaced - I'm ready to and WANT to install the LVP flooring, but how to do that while the existing tenants are there?

Plus the holding costs and permit costs if it’s more than paint/carpet.

Any damage to the wallpaper, paint, walls, floors, carpeting, doors, windows, window treatments, light fixtures, appliances, or other improvements to the Property (to include burst water pipes due to freezing caused by neglect or carelessness of the Tenant, his family, or any of his guests), in excess of ordinary wear and tear, shall be promptly repaired or replaced by tenant, at Tenant’s sole expense, so as to restore the Property to the same condition as existed prior to the commencement of the Term.

I have LVP in all my rehabbed rentals, and wish I would have put in the bedrooms as well (instead of carpet)Tile or Vinyl plank flooring in kitchen and bathrooms?

And even in areas with no fire damage, you'll almost certainly need to replace the carpet, Kilz and paint the walls as the smoke smell won't come out otherwise. 

Regardless how how much work an OOS takes on in their first project (full BRRRR or just paint & carpet) the next one they buy usually needs less work than the previous one.
