( which was Nudge and I did not like) many of the students were quite well off  and the money was not a lot to them. on BP 20 to 40k is all the money in the world to many of these BP members starting out so I get that thought process and of course they should not blow their hard earned money any course unless they also have the capital and capacity to carry out the deals.

Be honest with the person you like and tell them you don’t want to work with someone else, do they have the capacity to take you on as a client ?

Also, one nitpicky point to make is that the United States is nowhere near capacity in terms of land.

What you didn't ask is if they allow STR properties, how they will calculate the DSCR ratio if they do (some use LTR rental rates for example), and if you are going to use this as a second home in any capacity they may not be able to do the loan at all.

I think some of the major benefit of the apartment trainers is just the networking B/C one the cost of the training and unless your a complete dreamer you understand you need money to buy apartments so there will be others that have means that you can mingle with.When your going to events full of beginners and those that had to put the program on their CC there is not a lot of capacity there to transact even when U learn things ..
