Sounds like their combined income likely beats your other tenants.Your gut is probably your best bet and you need to go with it. 

However, we also recognize the time value of money, so while it might pencil out to turn a profit, but we get an immediate payback versus a six to nine month holding time, it might make more sense to sell them both as bare land.  

The rent versus price seemed good.

The debt may not report to your personal credit (unless you are late on or miss payments, then all bets are off)2.

And even if you hire a property manager to take things off your plate, that process isn’t foolproof, as Gregory illustrates.Buying a turnkey property (ideally with a tenant in place), or opting for a syndication or fund, could be a better bet if you’re looking to invest outside California but don’t want to deal with the hassles of “landlording.”

@Toby Khan I’m not positive honestly, best bet would be to reach out to them.

You will get more for the property versus selling it to a private party or wholesaler.

Reason I ask is there are more 2-4 unit investment rentals in these states that have a better purchase to cash flow ratio versus NY.Each county is diferent buy NY has some crazy high taxes along with attorney state and higher fee's.   

Best Buy also seems like a strong bet, but they only sell single-game machines.
