As the great philosopher once said, "mo' money, mo' problems".I think the reduced leverage plan is a good choice to free up some DTI but obviously the extra fees on DSCR could start to add up a little.

I would say these are not deals for a retail investor.Regarding investing in syndications, its really a personal choice of being passive and trusting people when real estate is not your specialty - similar to stocks - I do not manage my stock portfolio because I am clueless on it and my wife is 1000x smarter than I am and manages it.

I will go so far to say that the sub-metering was the WRONG choice for us, given the cost, and given that if push came to shove, it would not hold up under scrutiny - by tenants, in a court of law - and therefore by extension, us.

Nor took any action against 2 Trillion induced losses during GFC, by any banker or rating agency etc, but suppose it can't hurt to get some of your frustration out by filing a complaint, and the RADD managers may be dumb enough to give you back some of your money, as they purported to in 1 review (probably a lie).If I were in RADDs shoes today, I would have 2 choices, file bankruptcy and disperse assets after paying all liabilities, probably <50 cents on the dollar for investors, or do what they are doing, which is to go to church every day and pray for lower rates and tell the investors to go pound Sand.

I listened to some of these gurus (including a few people on BP) about acquiring doors to have "financial freedom" and bought 2 Class C properties in Indianapolis, not hating the city just my choice of property purchases - that cash flow on paper has turned out to be -$300 to -$500 a month.

I tend to agree with Jay Hinrichs that forcing bankruptcy by many lawsuits will not be beneficial for the majority.
