Once you have a portfolio, THEN the cost and effort to maintain an LLC *may* be worth the effort.Be advised, it's $800/yr to keep an LLC in Calif AND the list of members must be filed annually.All the seminars taught the legal entity stuff (usually due to the vested interest in 'helping you') but IMO a good landlord insurance policy + an umbrella policy is sufficient for "well behaved owners".

I've locked horns with a couple of posters here selling their stuff and they have been so combative and evasive that people email me that they are shocked that someone trying to convince them that they are legitimate would behave so badly publicly.

I explain this is for folks who qualify after going through our standard screening process (credit check, criminal check, proof of income at least 3 times the rent).Gail I'm wondering how you can charge a non-refundable pet fee; if the pets have behaved themselves and left the unit as they found it, shouldn't they get their deposit back just as their parents do?
