In addition to the asset protection, I see another benefit of forming LLC to be its deterrent effect, because tenants and/or other randos who are deciding whether to sue would see a LLC as the landlord (which would involve a more drawn out legal battle for any recovery) rather than an individual (which is a much easier target). 

A friend and a battle buddy of mine (still on the island) is a realtor and actively invests in the Oahu market.

Working harder, not smarter is a losing battle and it's a game I played since graduating college.

After an 18 month battle costing me over $50k, I have 50% time with my two biological kids, saved my house and my business and lived to see another day.

Some battles in life are important some are not.

I have had an inner battle since day one when planning/projecting future business growth.

specific performance is very cost legal battle that will take one to two years.I have done it once.. 2 years 30k in legal fees PLUS I had to put 100% of the money in cash that I was paying for the property in escrow and let it sit there two years ... ergo these deals usually fall apart.

The OK zipcodes are a battle field right now.

This could be an interesting and educational battle.
