We do mostly new construction single family and multifamily spec homes at wholesale prices if you want to get away from existing inventory. most agents here are going to set you up on a drip and to "let them know" when you see something you like.

If your pulling every mechanical component out, most interior wall and ceiling cladding, then the ROI on the energy upgrade may spec out nicely over a period of yearly savings (many years).

I see lot of two duplexes on one lot thing here in Anacortes, and I hear spec home builders don't have the insurance to do more than two units.Interesting that building a 4plex is commercial, but a bank loan on a 4plex is residential.

I'm also a licensed builder but usually only build on our own deals (on spec) when development or rebuild is viable.

And presented in very complicated way, hard to bring them to an apple to apple comparisson.One way to mitigate the lack of a net metering agreement is with a battery system (see Tesla Powerwall) - a very expensive way to become a truly self-sufficient energy producer (basically you become your own power plant), which rarely makes financial sense unless in a region with frequent power loss or in an off-grid scenario.

If its just spec we usually take about 5 months.. production buys bang them out in  3 to 4 months but build quality is apples and oranges my product to theirs.
