They price much of the competition out of the market and begin to spike commissions back up (similar to what Uber/Lyft did to the cab industry). 

Now that the temps are back up to the mid 20's to freezing it seems fine.

I dont have backup batteries, but that doesnt matter as it is a wash on the bill.

So, you have a back up if STR doesn't work out.  

Then if in X years the mortgage rates go back up to 5 or 6% it will drive down the property prices because suddenly people can't afford as much house because the rates are no longer 1% like now.

But if the EM is high and they have a backup buyer, they might just say no, keep your EM and sell to their backup. 

You will have to build back up your income to be lendable to get the best owner occupied rates from banks.

A: "YES, PLEASE FIX THE SHOWER"A: "yeah ever since my landlord was tiling the shower and put some grout mixture down the drain we've been having consistent drain backups (2nd floor!)"

I've been doing these things & will continue while also exploring backup possibilities.
