In Phoenix, where I’m based, or in markets like San Antonio, the best realtors do more than just list properties.. they go “driving for dollars” to find oppurtunity, leverage their local networks (probate attorneys, CPAs, divorce attorneys) and carefully analyze each property’s cash flow.

The GC and the sub ended up sharing in the cost mostly (I think) because it was better than the finger pointing game that had already started, and realistically the attorney's were the only ones about to win...

Most of our clients are professionals - physicians, attorneys, software engineers.

1) Yiu REALLY need to know what CA will  allow you to do, I don’t know, but the state may say too bad landlord, you lose. 2) Assuming your attorney (Or you if you’re able to decode the laws that relate to your situation and are willing to go to court in front of a judge against a “sick” kid.) think you have the right to collect the rent I’d give them two options. 

Banks and attorneys use it for skiptracing so, it would probably be good for you too.

-Have an extra umbrella policy-Speak with my real estate attorney to make sure I did enough to limit my liability. 

Other than just those things I would advise that you contact the IN attorney general office.

Roughly calculate €1500 for Spanish residents and €2500 for foreigners (also having in mind Power of Attorneys to delegate some of the work so you don't need to be here yourself) to set up the SL.

I’d reach out to your attorney asap to get the process started.

I don't have a solution but I think a real estate attorney or a title attorney would be a good person to talk to.
