Any tips or tricks on how to source fixtures and finishings or general construction supplies?

Our engineering team finishes in roughly 2-3 weeks with no major modifications required to our initial architectural plan.

@Tanarat BunchomOn my flips, I just got started in the Scranton area, and I don't have the experience, but I could see that the North Scranton area like Greenridge, and the surrounding areas like Taylor, Dunmore, Old Forge, Olyphant, ect are definitely desireble areas, for instance in Taylor I am finishing now a flip, and people are keeping to ask me if I wanna sell it before it's even on the market. 

Getting close to finishing remodel work but not sure how to proceed with the rental process.

We are almost finished with a home in Colonial Beach, VA. 

I only was thinking of the tenant having to pay a monthly fee for hvac filters and renters ins when these are easily attainable.

There's no excuse for keeping your investors in the dark, unless you're ok with losing investors.I don't know anything about AHP but my understanding is that a lot of funds are late sending out their K-1s and, oftentimes, it's not entirely their fault as they work with different partners and systems.For us, we like to finish up our books right away.

Attention to detail is a big one for me, make sure when they wrap up jobs they do the right work and finish the job clean without having a ton of stuff missing 

I know most backyards are dirt/rocks in phoenix, but having a home with some sort of a finished backyard can be a big deal as it adds more livable 'space' to the home. 

so it turned into an accidental flip.i have one i did in 2021-2022 that broke even when i finished, but now cash flows well because i've been able to raise the rent a few times.happy to help further
