I want to be sure I’m structuring things in a way that protects my assets while allowing for growth and still keeping money partners protected.Any feedback would be awesome. 

Since you mention this is your first deal, what other assets do you own that you are trying to protect?

I have a vision of building and developing mobile home communities in upstate NY that are vertically integrated to allow future members to choose from a catalog of homes, have them installed, provide them with financing options, and make the process of selecting, buying, and living in the community very smooth.Since this is my first time doing this, I would love to chat with an experienced mobile home developer on the following items:Zoning - navigating the zoning process to allow the community to be allowedStart up costs - I am a finance person who would love to better understand start up costs - septic / electrical / water / pads / roads / etcOn Going Maint Costs - in building our business case, I want to build a conservative financial model to capture all re-occurring expenses - utilities, landscaping, capex, septic clean out, etc.I know this is a lot, but would greatly appreciate talking to someone who is an expert in this asset class!

This can extend timelines and add layers of bureaucracy.Mission alignment: Many non-profits are cautious about selling assets if the sale could appear misaligned with their mission.

The 401k is a valuable asset but its my thought that I can use this asset to further increase my portfolio by putting that money to better use.

I am not acting in an agents role as I am providing the service to help the owners sell their assets, while enabling the buyer to acquire cashflow positive deals that banks are not providing with current rates.

If your debt to income ratio is good, you can control a $700-800k asset with $50k.

and for the life of me I cant see what these guys do that a very good RE broker who specializes in those assets could not do for you and far better frankly.
