You can't raise the rents in a fixed term lease but if it's month to month you may have the ability to make a change with notice (30 days is fair in my market).

Doesn't affect us, but it would affect anyone with a hot tub because it would really hinder your ability to refill it.

Maybe in the future they will add the ability to create a balance sheet which could be beneficial.

However, in my market house values were outpacing my ability to save sufficient funds. 

I don't have the skill set YET to gauge rehab costs and try to BRRRR, but I'd like to learn.This is definitely a choice but my option is that you will do better if you focus on duplexes and cherry-pick a few SFRs as you come across them.As for your Strengths, it sounds like you have an excellent ability to save and your ability to bulk analyze data will serve you well to identify big-picture areas, property types, and characteristics to focus on.I like that you realize the first investment will not be your best investment.

The numbers are trashy now but with the right approach, resources and ability you will come out on top.

That could be market knowledge, ability to rehab a property - something that can give you an edge over other experienced RE professionals in the market and asset class you are working in. 

How trustworthy are they and are you confident in their ability to help?

My concern, though, is committing to a long-term stay that could extend into the peak season, potentially limiting our ability to capitalize on higher demand during that period.Has anyone else faced similar challenges with their STR during the slow season?
