Is it a health or safety issue to replace the shower?

Has anyone had experience with this issue and know a way to get a good insurance policy that doesn't cost an arm and a leg?

But obviously, we have spent the better part of 20 years on the buyer's side of the table, so we are looking for some general advice, tips/tricks, or even the pitfalls of setting up a hard money lending arm to augment our current business model. 

If one wants to invest in Jackson MS it can be done basically in the North west areas North of 20 and East of 55.. thats the safety zone and then you have a few pockets like Fonderen etc.

I lived in a small town in WA and heard a sad story from the guy who owned the gas station in town - he was required to upgrade the underground tanks and it cost him an arm and a leg. 

These inspections are often required by local municipalities to ensure that properties meet certain safety and habitability standards.

This implies that the city cannot demand the removal of an unpermitted issue and any red tag on an unpermitted unit unrelated to safety you have 5 years to address.  

Seller Financing sounds ideal though, I will probably need to read up and look at the contracts so i am armed if i do find a seller.
