I agree with David Dachtera on the expensiveness of D&B, but I personally believe that experian business credit will overtake D&B, it will take a couple more years but experian is much more popular than the ancient D&B.

But these markets are more of in an equilibrium so no big opportunity as it was US in 2012 and 2013.London is completely inflated in residential commercial is much cheaper.Other European countries could be a great opportunity particularly Greece and Portugal but they have not hit bottom yet, rental returns are low despite a 40-50% decline in prices and I don't see prospects for a fast recovery yet.

Some older parks are laid out so tight with short lots you can't buy a home to fit the lots today and new zoning requires set backs further shortening the replacement home.Some parks are simply dead or near dead because they are full of ancient 10'x40' or 50' homes and the lots are so small you can't buy a replacement home for those tiny homes.

I'll give you some examples:Older furnace/water heater (not ancient, but certainly end-of-life).Vinyl tiles (lower-grade) or even better, rolled linoleum.Bedrooms without molding.Worn carpet.Roof structurally sound, but shingles at end-of-lifeThese kinds of things are easy/cheap to fix from an investor perspective, but they drive down the retail price of the property when someone is trying to sell it.

What did cause pain was a fire in 2013 - - circumstances beyond control - - but even then the MFU saved the day and was net positive all the while.btw: my fixed expenses are 30% and no where near the inflated $5k example shown.When I bought, I determined the fixed breakeven point as 70% occupancy and never suffered anything near that.When the UK exits the EU, Greece & Turkey collapse, THEN we will see issues hard to deal with.
