jon is right...the min measurements are for a fireman to be able to enter and exit. when you cut the concrete, you have to use a lentil or a header on top. also, tie the storm drain pipe to the weeping tile around the house. then fill with 3/4" gravel. bolt the well to the house with anchors. fiberglass wells or galvanized are the two options. then needs a cover.i quoted it for my house... it would cost between $1500 and $3500, depending on the style/size, etc..

Enjoyed Tom's story too, I agree that what you can negotiate in your best interest will usually serve you well, but to say there are no rules or nothing is cast in concrete..... let's keep in mind, at least to some degree, that golden rule, the first one.The second golden rule is he who has the gold makes the rules. Then you have the issues of acting legally, ethically and from a moral standpoint as I guarantee you that your success will be anchored in more than your ability to talk a one legged man out of his crutch. :)

Do apartments, but have a couple of clients that own strip malls.First, any type of property can get overbuilt, however, both guys are happy because:1) High traffic count and street egress and parking (kinda tough getting all of that in one place)2) Site exposure - You want ALL the storefronts facing the street and NOT a mall that is perpendicular (ie the short end) facing the street3) Get a good anchor (like major cell phone guys) that bring a lot of traffic to the mini-mart since they're there already4) Try to avoid some businesses like small specialty groceries by first-timers that stop paying rent after 3 months since they have no clue on how to run a store.

I've been using Google voice for almost a year now, just wanted to add that another great thing about Google Voice is that you can use multiple numbers for your signs and have them all forward to any phone so you don't have to be anchored to your office the whole day.
